Encino market report: what sold, and for how much (November 2025 to October 2026)

From November 2025 to October 2026, 435 residential sales closed in Encino. Single-family homes made up 307 of them and sold at a median of $2,190,000, or $752 per square foot. Condos and townhomes sold at a median of $500,000. The typical home took 29 days to sell, and 35.4% of sales closed at or over list price.
## By price band
Single-family homes sold very differently depending on price:
Under $1.5 million: 75 sales, median 17 days on market, 45.3% at or over list price. $1.5 to $2.5 million: 114 sales, 17.5 days, 42.1%. $2.5 to $4 million: 69 sales, 32 days, 21.7%. $4 million and over: 49 sales, 42 days, 26.5%.
Homes under $2.5 million sold faster and more often at or over list price. Above that, the market was slower and buyers had more room to negotiate. If you are selling in the top two bands, expect more time and plan the pricing carefully.
## This fall compared with last fall
Looking at August to October only: 82 single-family homes sold in 2026, against 87 in 2025. The median price rose from $1,850,000 to $1,987,500, and the median days on market fell from 28 to 22.5. Three months is a short window, so treat this as a snapshot, not a trend.

## What it means for sellers and buyers
For sellers, price matters most. In the bands under $2.5 million, homes priced to the recent sales in their band tended to move in about two to three weeks. For buyers, the higher bands offer more time to inspect and negotiate, while the lower bands call for being ready to move quickly.
